海上世界双玺花园二期项目建筑方案设计招标公告

经深圳市规划和国土资源委员会第二直属管理局同意，海上世界双玺花园二期项目已具备建筑设计招标条件，深圳招商房地产有限公司将秉承公正、公开、公平的原则对该项目建筑设计方案进行公开招标。
项目概况

1.项目名称：海上世界双玺花园二期（暂定）

2.项目地点：深圳市南山区蛇口海上世界片区。

3.项目规模：总用地面积约42788.15㎡，计容建筑面积120000㎡。
招标内容及范围

海上世界双玺花园二期项目方案设计，直至报建完成。
投标单位资质要求

报名的设计机构必须在深圳市注册或设有分支机构。
招标方式

本次招标工作分为两个阶段进行，第一阶段采取公开报名、资格评审的方式，在监督机构的监督下将组织专家团队对报名单位的公司资格、业绩、对本项目设计基本构思等进行评选，最终确定四家设计单位入围参加第二阶段的方案设计竞标（不接受四家入围单位以外的设计单位参加竞标）。
设计补偿

在专家库里抽取并邀请建筑设计专家组成评审委员会，采用记名投票方式选定一个作为中标方案。中标单位如愿意承担项目设计，将获得项目设计资格，按照市场价格双方洽谈设计取费，不另发奖金；中标单位如不愿意承担该项目设计的，将获得补偿费30万元，非中标方案每家可获补偿费10万元。
日程安排（以下所有标示时间均以北京时间为准）

1.报名日期：2013年6月7日—6月21日（每日上午9：00——12：00，下午14：00—18：00，节假日除外）；

2.请参赛的设计单位于报名截止日期之前将报名文件提交至承办方所在地（以实际收到日期为准）

3.资格预审会：初定于2013年6月24日——25日

4.公布资格预审评审结果：初定于2013年6月26日17：00时之前

5.现场踏勘及招标文件索取：投标单位通过招标单位资格审查且获得投标资格后，招标单位给予相关招标文件。招标单位不集中组织现场踏勘，投标单位自行组织前往踏勘。

6.书面答疑：2013年7月1日—2013年7月2日，设计团队以传真、电子邮件等方式提出咨询问题，承办方将于2013年7月4日18：00之前通过电子邮件以书面方式统一回复所有答疑文件。

7.设计成果文件提交截止时间：2013年7月29日下午16：00前（设计周期约30天），设计单位须在截止时间前提交最终设计成果文件，以实际收到日期为准。逾期将被视为弃权，并不得参与本次活动的后续评审活动。

8.最终方案评审会：初定于2013年8月上旬
